
FAQsWhat exactly is a condominium hotel?Condominium hotels are a mix between a residential condominium and a hotel. Like The Hotel Janelle, they are typically luxury hotels with very desirable locations, such as beachfront resorts or downtown high rises. The units in the hotel are sold to individual owners who may use them as a vacation destination whenever they like. When the units are not in use, they are placed in a rental program. The hotel manager splits the revenue with the owner in exchange for professionally marketing, managing, and maintaining the unit. What are the benefits of owning a condominium hotel? Owner’s benefit from owning an extraordinary vacation home in a location not typically available to individuals, with amenities and services of an ultra luxury hotel. While the owner is away someone else is dealing with the “hassles” of ownership, such as maintenance and rental management, and any revenue earned from renting out the unit can help defray the expenses of ownership. Should the property appreciate in value, this value accrues to the owner. Will fractional sales be offered? While this form of ownership is becoming quite prevalent today, our plan is to sell whole ownership only, just like a traditional condominium project. Who will be the hotel operator? Cottage Company Hospitality, a division of the Cottage Company of Harbor Springs, will offer to manage your hotel-residence for you. Rob Mossburg, a respected local businessman with an extensive background in the hospitality industry, owns the Cottage Company. Mr. Mossburg holds a business degree from a prominent hotel school, has worked as a consultant to the lodging industry, and co-founded two national hotel companies. Who is developing the Hotel Janelle? Hotel Janelle Development Company, LLC (HJDC) is the developer of the Hotel Janelle. Rob Mossburg who also owns The Cottage Company of Harbor Springs, LLC, owns HJDC. The Cottage Company enjoys an outstanding reputation as a premier development, construction and interior design firm in Northern Michigan. When will The Hotel Janelle be under construction and open? We have targeted summer 2008 for groundbreaking and a grand opening for spring 2009! How much do the hotel-residences cost and how do I purchase one? Unit prices range from approximately $595,000 to $2,450,000 depending on size, location and view. This price includes exquisite furniture, a complete kitchen package, designer appliances, fine linens, accessories and access to all of the hotels amenities and services, including a founding membership in the Harbor Springs Athletic Club. An important note is that these are initial prices that are subject to change without notice, and indeed, a price increase is scheduled when construction begins. Interested parties are encouraged to place their name on our “Preferred Buyer List”. This list provides those who so desire an opportunity to purchase a unit prior to their release to the general public, receive invitations to project events, and receive real-time updates on pricing and promotions. Is financing available for purchasing the condominiums hotel units? Yes. If you do not have a pre-existing lending relationship that you wish to use, we have a list of several lenders who have agreed to offer their services at reduced pricing. They are already familiar with the Hotel Janelle project and would be pleased to discuss your needs with you. Can I decorate the interior of my hotel-residence myself? Unfortunately no. One of the important features of the condominium hotel concept is that the rooms will generally have the same appointments. This makes it possible for the hotel manager to efficiently market and maintain the units and to reserve funds for their eventual replacement. Can I resell my unit? Of course. Just like any other deeded real estate, condominium units can be resold. Will pets be permitted? Like other luxury hotels, the well-behaved, well-groomed pets of owners will be welcomed at The Hotel Janelle. Hotel guests traveling with pets will be asked to board them at one of our friendly local kennels. Is smoking permitted? The Hotel Janelle will be totally smoke-free. Will any owner storage be available on property? Yes, each room will have an owner’s storage closet where personal items such as clothing, a favorite bottle of wine, and family pictures can be stored. For a small fee, the hotel manager will be pleased to personalize your room prior to your arrival and return items to the storage closet when you depart. There will also be storage for skiis, boots and other items not appropriate for the rooms in the parking area. Will there be a Homeowners Association? Yes, like all real estate owned in condominium form in Michigan, a homeowners association has been formed. Owners will pay association dues to cover the cost of maintenance of the common areas, insurance, certain hotel manager provided services and other expenses that are typically shared the owners. |
